LEED® Documentation Management
LEED® Documentation Management (LDM) is a service that is provided to insure that all LEED® required documentation from both the design (architects and engineers) team and the construction (contractors) team is completed and properly documented, recorded, and submitted.
PRE-CONSTRUCTION SERVICES
- Record and assemble the design teams LEED® documentation.
- Attend pre-bid meeting.
- Review contractor prequalification’s and assist with contractor interviews.
CONSTRUCTION SERVICES
- Attend regularly scheduled project meetings to direct and ensure timely and proper LEED® documentation from the contractors.
- Site observation during scheduled intervals to record LEED® related actions.
POST CONSTRUCTION/CLOSE-OUT SERVICES
- Procure and manage all LEED® required documentation for submission to USGBC for final review and Certification processes.
Building Energy Modeling and Simulation
Building Energy Modeling is a fundamental component of an integrated design process. Energy modeling is a powerful tool that can be used not only to evaluate an existing building’s energy usage and consumption, but to also evaluate different design strategies for new designs. Site orientation, insulation values, windows, HVAC system and equipment types, lighting/day lighting can all be analyzed to determine an optimal selection of systems and equipment. To fully examine a building, on a holistic level, energy modeling is a critical path to a successful project.
The Energy Audit Process
The objectives of an energy analysis or audit are to identify and develop modifications that will reduce the energy use and/or cost of operating a building. The results should be presented in a format that will provide the information needed by an owner/operator to decide if any, some, or all of the recommended modifications should be implemented. An energy analysis includes the following steps:
- Collect and analyzed historical energy use.
- Study the building and its operational characteristics.
- Identify potential modifications that will reduce the energy use and/or cost.
- Perform an engineering and economic analysis of potential modifications.
- Prepare a rank-ordered list of appropriate modifications.
- Prepare a report to document the analysis process and results.
Why Commissioning?
Commissioning is performed to ensure that the energy related systems, such as the mechanical HVAC, lighting, and plumbing systems, equipment, and controls, are installed and perform in accordance with the Owner requirements and engineers’ designs. In conjunction with the HVAC systems, the building envelope must be evaluated to maximize proper HVAC system operations and energy efficiency. Some of the benefits of commissioning include; reduced energy usage, lower operating costs, and improved occupant productivity.
The Commissioning process is implemented throughout the pre-design, design, construction and testing, (installation and performance), phases. The Project Team is comprised of the Owner, Architect, Engineers, Contractor, and Commissioning Authority (CxA).
